Does a ranch or a colonial cost more to reroof?

Two of the most common house types in Macomb County, listed at the same square footage, quoted thousands apart. The reason is geometry, and it is worth understanding before you assume somebody is overcharging.

THE SHORT ANSWER

At the same living square footage the ranch usually costs more, because it puts everything under one roof plane while a colonial stacks it and needs roughly half the roof area. The exception is pitch: a steep colonial with dormers can close or reverse that gap, because steep and cut-up roofs are slower to work and waste more material. 01 /The area difference

A 2,000 square foot ranch needs a roof over all 2,000 square feet of living space. A 2,000 square foot colonial puts 1,000 downstairs and 1,000 up, so the footprint is halved and the roof follows. Add slope and overhangs and the ranch commonly lands somewhere around 24 to 28 squares while the colonial is closer to 12 to 16.

Roofing is priced by roof area, so on area alone the ranch is the bigger job. That is the default answer and it holds most of the time in this county.

02 /What pushes back the other way

Colonials tend to carry steeper pitches, and steep costs money in ways that do not show up in a square count. Crews move slower, staging and fall protection take longer to set, and cut waste rises. Dormers are the other multiplier: every dormer is a set of roof-to-wall junctions, step flashing, and small cuts, and those details are labor-dense out of proportion to the area they cover.

Most Macomb County ranch roofs are walkable. That means faster setup, easier material staging, and simpler cleanup, all of which take real hours out of the job. It does not usually overcome the area difference, but it narrows it.

03 /The factors that ignore house style entirely

Two things move a quote more than the ranch-versus-colonial question does. Existing layers: if two are already up there, the Michigan Residential Code section R908.3.1 rules out a re-cover, so tear-off and disposal roughly double. And decking condition, which nobody can price until the old roof is off, which is why an honest quote names a per-sheet rate up front.

Between two houses of different styles, either of those can easily outweigh the geometry.

Do not compare your quote to your neighbor's unless you know both square counts. Comparing a ranch to a colonial by house square footage is comparing two different amounts of roof, and it is the single most common reason people conclude they are being overcharged when they are not. Usually yes at the same living square footage, because the roof only has to cover half the footprint. That advantage narrows or disappears if the two story is steep, has multiple dormers, or is cut up with valleys, since those add labor and waste that a plain area calculation does not capture.

It adds some setup: taller ladders, more staging, and more time moving material up. In practice the pitch of the roof matters more than the height of the walls, because pitch determines how fast a crew can actually work once they are up there and whether the roof is walkable at all.

Ranches, generally. A walkable low-slope roof on a single story is faster and safer to access for a small repair, and access is a meaningful share of a small job's cost. Repairs run $350 to $3,200 either way, with larger or complex repairs running higher, and a steep multi-story access adds to the low end more than to the high end.
