What deposit is normal for a roof replacement?

This is the question where the honest answer and the safe answer happen to be the same one, and where the wrong answer costs people their whole roof budget.

THE SHORT ANSWER

A modest deposit to hold a schedule slot and order materials is normal practice, with the balance due when the work is finished and you have looked at it. Full payment before anyone climbs a ladder is not normal, and it is the single most common feature of jobs that go wrong. Whatever the number, it belongs in a written contract along with what triggers each payment.

01 /What a deposit is for

Two legitimate things. Materials for your specific roof get ordered and delivered before the crew arrives, and that is real money committed to your job. And a slot on the schedule has an opportunity cost, particularly in the fall when the calendar is full.

Neither of those justifies the full contract value. The balance is what keeps everyone's interests aligned through the last ten percent of the work, which is exactly where punch-list items, cleanup, and the final walkthrough live.

02 /What belongs in the contract

  1. The deposit amount and when it is due. A figure, not a description.
  2. What each later payment is triggered by. Completion and your walkthrough, not a date on a calendar.
  3. The per-sheet decking rate. The one cost nobody can see in advance, so it should be priced in advance.
  4. What happens if the job is delayed. Weather delays are normal in Michigan; unexplained absence is not.
  5. Who pulls the permit. On a reroof that requires one, this should be the contractor.
  6. Warranty terms. Workmanship and the manufacturer's material coverage are two different things.

03 /Insurance work is paid differently

On a storm claim the money generally arrives from your carrier in stages rather than as one payment, and the contractor's schedule follows those stages. That is normal and it is the carrier's structure, not the roofer's. What is not normal is a contractor asking you to sign over the claim or hand across the first check before any work is scheduled.

04 /Before you write any check

Verify the license through Michigan LARA's Verify a License lookup and ask for the certificate of insurance. Both are public, routine, and free to check, and a legitimate contractor will not bristle at either request. The follow-up questions

It is higher than the structure we would want to see as a homeowner. A deposit sized to materials and scheduling, with the balance due on completion after a walkthrough, keeps the incentives right through the end of the job. If a contractor asks for half or more, ask what specifically it covers and get the answer in the contract.

Paying by a method that leaves a record protects you, and any payment should come with a receipt regardless of method. A contractor who will only take cash, or who offers a discount conditional on cash with no paperwork, is removing the trail that would help you if something goes wrong.

The contract should define what completion means and tie final payment to it, which is exactly why the walkthrough belongs in writing. Reasonable punch-list items are normal and get resolved before the last payment.
