One is a person who walked the roof, glanced at the field, and wrote "roof appears serviceable." The other is a documented walk of every edge, seam, curb, drain, and penetration, with photos and a location for each finding, plus a look at the ceiling side of the deck from inside the building. 01 / THE STANDARDWhat a real inspection actually covers
The failures that put water over your tenants almost never announce themselves in the middle of the roof where they are easy to see. They hide at the transitions: where the membrane turns up a wall, where it is cut for a drain, where a contractor from another trade set an antenna and never told anyone. A competent inspection is systematic precisely because the roof is not, and the inspector who wanders the field looking for obvious holes will miss the quiet base-flashing separation that is doing the real damage.
Industry practice treats commercial roofs as assets that get a documented inspection at least twice a year, in spring and fall, plus a look after any major storm. A finding with no photo and no location is a rumor, not a record.

02 / THE EDGEPerimeter and edge metal
The perimeter is where wind does its work, so a real inspection starts at the edge and works inward. The inspector should walk the full perimeter checking the edge metal and coping caps for loose or lifted sections, open or split joints, backed-out fasteners, and any place the metal has pulled away from the wall. On a membrane roof the base flashing that turns up the parapet is one of the most common leak points in the whole assembly, and it should be probed by hand, not admired from ten feet away.
Counterflashing and through-wall flashing at parapets deserve the same scrutiny: dried or missing sealant at reglets, masonry that is spalling and dropping debris onto the membrane, and coping joints that have opened enough to funnel water behind the wall. Wind uplift damage often shows first at a corner, where pressures are highest, so corners and returns get a closer look than the straight runs. A report that never mentions the edge metal or the base flashing has skipped the single most productive place to find a leak before it finds your tenant.

03 / THE FIELDField membrane and seams
Only after the edges are documented does the field become worth the time. What the inspector looks for depends on the membrane. On a single-ply roof the seams are the story: the inspector should probe welds and adhered laps with a rounded tool, feeling for voids, cold welds, and the fishmouths where a lap has lifted. Across the field itself the inspector is reading the surface for its age and its wounds: on white thermoplastic roofs, crazing and chalking that signal weathering; on rubber, shrinkage that is tugging the membrane tight at the corners and walls; on any membrane, punctures from dropped tools or foot traffic, mechanical damage under and around equipment, and soft or spongy spots underfoot that hint at wet insulation below. Blisters and ridges get noted for size and pattern, because a cluster near a drain reads very differently from a single blister in an open field. None of this can be judged from a drone photo alone; someone has to walk it and feel it.
A seam that was never probed was never inspected. You cannot see a cold weld from standing height, and the whole point of the visit is to find the failure before the ceiling does.
04 / THE PROJECTIONSPenetrations and rooftop equipment
Every object that pokes through the membrane is a leak waiting for its turn, and on a commercial roof there are dozens of them. Pipe penetrations, conduit, vents, and support posts should each have a sound flashing or pitch pocket, and pitch pockets in particular are notorious for drying out and shrinking below the rim, opening a direct path to the deck. The inspector should note every penetration whose seal is cracked, sunken, or pulling away, because these small round failures leak far out of proportion to their size.
Rooftop equipment is its own inspection within the inspection. HVAC units, exhaust fans, and their curbs collect the flashing details that leak most and get maintained least, and the space under a unit is where a service tech from another trade will happily set a ladder foot straight through your membrane. The checklist here includes curb flashings and their fasteners, condensate lines discharging onto the membrane instead of into a drain, gas and refrigerant lines resting directly on the roof surface, and any abandoned equipment or unsealed old penetration left behind by a prior tenant. A leak traced back to a rooftop unit is rarely the roof's fault, but it is always the roof's problem, and the report should make that distinction so the right trade gets the callback.
- Pipe, vent, and conduit flashings: cracked boots, sunken pitch pockets, loose clamps.
- Equipment curbs: flashing separation, missing fasteners, standing water against the curb.
- Condensate and drain lines: discharge onto the membrane that keeps a spot perpetually wet.
- Gas and refrigerant lines: resting on the membrane and abrading it under thermal movement.
- Abandoned equipment and old penetrations: unsealed, forgotten, and still open to water.
05 / THE WATERDrainage: where the water is supposed to go
A flat roof does not shed water the way a sloped roof does; it moves it deliberately to drains and scuppers, and when that system clogs, the roof becomes a shallow pond. The inspection should confirm that every drain and scupper is clear, that strainer domes and baskets are in place and not crushed, and that the low areas hold no more standing water than they should after a normal rain. Ponding that lingers well past a rain accelerates membrane aging and, in a Macomb County winter, freezes into ice that pries at seams and drain flashings all season.
The inspector should also note whether secondary or overflow drainage exists and is functional, since that is the backup that keeps water off the deck when the primary drains ice over or clog, and stains around a drain bowl that suggest the flashing there is failing. Drainage findings are among the most actionable in the whole report, because clearing a drain is cheap and catching a failing drain flashing early is far cheaper than replacing the wet insulation a chronic pond leaves behind. Where standing water is a recurring pattern rather than a one-time nuisance, that belongs in the report as a design issue to correct, not a puddle to note and forget.
06 / THE CEILING SIDEInterior evidence
The best-kept secret of commercial roof inspection is that half of it happens indoors. Water that enters at a seam can travel across the deck or through the insulation and stain a ceiling tile rooms away from the breach, which is why a report that only walked the roof is only half a report. The inspector should scan top-floor ceilings, ceiling tiles, and the underside of the deck where it is exposed, looking for active drips, dried water stains, rust streaks on steel deck and fasteners, and efflorescence or dampness on masonry walls near the roof line.
Interior evidence does two jobs. It confirms that a suspected roof problem is actually reaching the building, and it points the roof-side search back upslope toward the true entry. A stain map from inside, paired with the roof-side findings above, is how a good inspector separates one active leak from the ghost of an old one that was already fixed. When the interior tells one story and the roof surface another, that mismatch is exactly the signal that the leak path is longer and less obvious than it looks, and it is the reason we walk both sides on a free inspection rather than guessing from the parking lot.
07 / THE AUDITAuditing your inspection report
Now turn the checklist on the document in your hands. A report you can act on names locations, not just conditions; "open lap seam at the northeast corner near the RTU" is a work order, while "some seam issues noted" is a shrug. It carries dated photographs tied to those locations. It separates what leaks now from what will leak next, so you can triage.
