Once water reaches the deck it runs along the top of it, then follows the framing, the flutes of a metal deck, or the seams of a wood or concrete one until it finds a fastener hole, a joint, or a penetration to fall through. A leak that enters at a parapet wall can surface at an interior light fixture in the middle of the building because that fixture cut is simply the first opening the traveling water reached. The interior evidence itself is worth reading closely. Rusty ceiling grid, bowed drywall, a spreading brown ring, active dripping versus an old dried stain, and any musty smell all tell you how long this has been going on and roughly how much water is involved. Pulling a ceiling tile and looking at the deck above with a flashlight often reveals a wet trail on the underside of the deck or a bead of water running along a joist, and that trail points uphill toward the source. Photograph everything and note the date and the weather, because a leak that only appears in certain conditions is a leak you may have to wait for the right day to catch in the act.

04 / ON THE ROOFTracing the source on the roof
With the interior map in hand, the search moves to the roof, and the rule from the callout above governs everything: work uphill and upstream of where the water showed up inside, never straight above it. The roof is checked in the order water is most likely to have entered, which on a flat roof means the details before the field.
Penetrations and rooftop equipment
Every pipe, vent, drain, and rooftop unit is a hole cut in the membrane and sealed back up, and those seals are where a large share of leaks begin. Split pipe boots, cracked sealant at pitch pockets, loose flashing around an HVAC curb, and pans under condensate lines that overflow all get checked first, because they are both the most common source and the easiest to confirm. Seams and terminations

Drains, scuppers, and low spots
Water concentrates at the drains and the low spots, so the assembly right there takes the most abuse and leaks do outsized damage when they start. Loose drain flashing, a backed-off clamping ring, a rotted scupper sleeve, and any area where water still stands a day or two after rain all get a hard look. A pond is not just a suspect on its own; in a Michigan winter it becomes an ice lens that grinds at the membrane and the seams underneath it all season, so a low spot uphill of the leak deserves attention even when it looks intact.
The field membrane, last
