Water does not drip straight down from the hole it came through. It enters at a failed spot on the roof, wicks into the decking, and then travels. 03 / THE PROCEDUREThe attic-first response, step by step

Reread the warning box before you go up, and if any part of the footing, the access, or the wiring situation feels wrong, stop and contain from below instead. Assuming a reachable attic and sound footing, here is the order.

  1. Bring light and a bucket, not a ladder to nowhere. A headlamp keeps your hands free, and a five-gallon bucket plus a roll of plastic sheeting covers most of what you will need. Step onto the joists or truss chords only, and plan your path before you move.
  2. Divert the active drip. If water is running down a rafter or dripping from the decking, get a container under the lowest point of the drip.   3. Pull the soaked insulation off the ceiling. Wet insulation is doing no insulating and it is holding water against the drywall. Carefully move or remove the saturated section so the ceiling below can start to dry and so you can see the wood underneath. Bag wet material rather than piling it on dry insulation.
  4. Protect the room below. If water has already reached the top of the ceiling, lay plastic over the insulation nearby and put a catch under any active drip so the finished ceiling gets no more than it already has.
  5. Find and mark the entry point. Follow the wet trail uphill to where the water is actually coming through the deck. Circle it with a marker or a piece of tape, or snap a photo with a landmark in frame. That mark saves a roofer real time and gets you a faster, more accurate repair.

That is the entire homeowner job. You have stopped the water from spreading, taken the wet sponge off your ceiling, and left a roofer a map to the leak. What you have not done, and should not try to do, is patch the roof from inside. 04 / THE INSULATIONWhich insulation survives a soaking, and which does not

Not all wet insulation is a total loss, and knowing the difference tells you what to pull and what might be salvageable. This is general building knowledge, not a lab verdict, so when in doubt the safe move is to remove and replace rather than gamble on a hidden pocket of damp.

Fiberglass batts and loose fiberglass are mostly glass, which does not absorb water into the fibers the way organic materials do. A fiberglass batt that got wet but was not crushed or contaminated can often dry out and recover much of its loft and its R-value, provided it dries quickly and completely and nothing grew in it in the meantime. Cellulose is made from treated paper fiber, and when it soaks it mats down, clumps, loses most of its loft, and tends to stay wet in the core long after the surface feels dry. Matted cellulose rarely returns to its rated performance and it holds moisture against the framing, so the usual call is to remove the saturated section entirely. Mineral wool sits somewhere in between and is more water-tolerant than cellulose, but the same rule applies: if it is packed with water and staying that way, it comes out. Whatever the type, insulation that shows any sign of mold growth is a removal, not a drying project, and larger areas belong to a remediation crew rather than a shop vac and a fan.
