The Bath Fan That Vents Into the Attic: A Recurring Find
Open enough attic hatches in Macomb County and a pattern shows up fast: a bath fan duct running a few feet into the attic and simply stopping, open to the insulation. Here is what that does to a roof deck over a winter, and why the fix is small next to what it can cause.
It is one of the most common things we find crawling through a Macomb County attic, common enough that it barely counts as a surprise anymore. A bathroom exhaust fan is supposed to carry moist air out of the house entirely, through a duct that runs to a roof cap or a wall vent outside. Instead, the duct runs a few feet past the fan housing, sometimes just past the top of the wall, and stops. No hood, no cap, no connection to the outdoors at all. It just dumps directly into the attic, and the attic has been quietly absorbing every shower for years.
01 /What the duct is supposed to do, and what it actually does
A bath fan's whole job is to move humid air out of the house before it can condense somewhere it should not. Correct termination sends that air through insulated duct, sloped slightly downhill toward the outlet so any condensation inside the duct drains back out rather than pooling, and out through a roof or wall cap with a damper that closes when the fan shuts off. When the duct is cut short and left open in the attic, every one of those design assumptions breaks. The moist air still leaves the bathroom, the fan still sounds like it is working, but now it is being loaded straight into the attic instead of outside where it belongs.
A single shower does not carry much water vapor on its own. The problem is repetition. A household running a fan like this several times a day, every day, for a few winters, is effectively using the attic as an exhaust chamber. In a Michigan winter, that moisture meets cold roof sheathing on the underside of the deck and does exactly what warm humid air does against a cold surface: it condenses, and when the attic is cold enough, it frosts.
02 /Why it looks like a roof leak from below
This is the part that brings people to the phone. The pattern reads almost exactly like the attic condensation we cover in our cold snap field note, except a misvented bath fan tends to concentrate the damage in one spot rather than spreading it broadly across the deck. The sheathing directly above and around the duct outlet takes the worst of it, frosting hardest during cold stretches and dripping or staining once the attic warms. A homeowner checking a ceiling below a bathroom, or a stain forming near where a fan vents, understandably assumes the roof itself failed. Often the shingles overhead are fine. The moisture is coming from underneath, not from a breach above.
The giveaway on inspection is location and pattern. A true roof leak traces back to a point of entry up top, a flashing detail, a valley, a compromised shingle, and the water stain below it tends to follow gravity from that one entry point. A misvented bath fan instead shows a plume of frost, discoloration, or degraded sheathing radiating out from wherever that duct dumps, independent of anything happening on the shingle side. Sustained exposure can go past cosmetic staining into softened or delaminating sheathing right at the outlet, which is the point where a small ventilation mistake starts turning into a repair on the roof deck itself.
Extending a duct the rest of the way to a proper roof or wall cap is a modest fix relative to what years of misdirected moisture can eventually do to a roof deck. Catching it early, before the sheathing is compromised, is the difference between a ventilation correction and a deck repair layered on top of one.
03 /The fix is small next to a rotted deck
Correcting a short-stopped bath fan duct is not a roof replacement problem. It is a ventilation correction, extending or rerouting the duct to a proper capped termination outside the building envelope, so the fan finally does the job it was installed to do. Left alone for years, though, sustained moisture exposure can soften or delaminate the sheathing directly beneath the outlet, and a soft or rotted deck panel is not something insulation or a new fan cap solves. At that point the fix moves from a ventilation detail to an actual repair on the roof itself, and repair work in Macomb County runs $350 to $3,200, with larger or more complex repairs running higher depending on how much decking has to come out.
