Thaw Week: Why Roof Leaks Spike When the Snow Melts
February can leave a roof bone dry and a homeowner feeling lucky. Then a warm week hits, the snowpack lets go all at once, and a ceiling that never stained before suddenly does. Thaw week does not create damage. It finds it.
Every spring, roofing lines light up with the same call, from Warren to Sterling Heights. A ceiling that stayed dry through the coldest, snowiest stretch of winter suddenly shows a brown ring the week the snow finally melts. Homeowners assume the thaw caused the damage. Usually it did not. A hard freeze followed by a fast melt is simply the moment when every seam a Michigan winter quietly opened gets tested with water, all at once, all in the same week.
01 /What thaw week actually does
A slow, gradual melt rarely causes trouble, because meltwater has time to run off a healthy roof the way it is supposed to. Thaw week is different. It is a sudden temperature swing, often 40 or more degrees in a day or two, that turns a season's worth of packed snow and ice into a large volume of water in a short window. That water does not wait politely at the gutter line. It runs downhill across the whole roof deck, and it finds every place the roof stopped being fully sealed months earlier.
This is why the timing misleads. The lifted tab, the cracked pipe boot, the ice-widened crease, all of it may date back to a January wind event or an early freeze-thaw cycle. It simply had not seen enough water to leak yet. Thaw week supplies the water. The roof supplies the opening. Neither is new; the combination is what finally shows.
02 /Why the stain is rarely above the hole
The most common mistake homeowners make during thaw season is assuming the stain sits directly under the failure. Meltwater does not fall straight down through a deck. Once it gets past shingles or underlayment, it travels along the sheathing, following the slope and any framing member in its path, sometimes for several feet, before it finds a seam or a low point in the attic where it drips. A stain in a bedroom can trace back to a flashing failure a full slope away.
- Ice dam backup. Snowmelt refreezes at a cold eave and backs water up under shingles that were never designed to shed water moving uphill; we cover the mechanics in our ice dam field notes.
- Winter-creased shingles. A tab folded by a January wind gust can hold for months, then finally crack open under the volume of a fast thaw.
- Failed pipe boot or flashing sealant. Rubber boots and caulked seams stiffen and crack in cold, then leak the moment real water volume arrives.
- Attic condensation mistaken for a leak. A poorly ventilated attic can sweat during a thaw and mimic a roof leak with no shingle failure at all.
That last point matters, because not every thaw week stain is strictly a roofing problem; some are ventilation problems on the same schedule. We check both when we inspect, since guessing which one you have from the ground rarely gets it right.
If a ceiling stain appears during a thaw, do not climb onto a wet or icy roof. Move furniture and valuables out from under the stain, set a container to catch drips, and if the ceiling is bulging with trapped water, a small controlled puncture at the low point can relieve pressure and prevent a larger collapse. Photograph the stain and the date it appeared before anything is repaired; that record helps if a claim follows.
03 /What to check before help arrives
A few minutes of safe observation can save real time once an inspector is on site. From inside, note where the stain sits relative to interior walls and vents, since those mark where framing changes. From the ground, look for granules collecting in the gutters, patchy or darker shingles, or icicles concentrated at one part of the eave. None of that pinpoints the failure, but it narrows the search before anyone gets on a ladder.
What we do not recommend is guessing at a fix. Roofing cement pressed onto the visible symptom, rather than the actual opening a plane away, buys false confidence and sometimes traps water somewhere worse. Thaw season leaks reward a proper inspection over a quick patch.
