How much does tear-off add to a roof quote?
Tear-off is the part of a roofing quote most homeowners would happily skip if someone offered, and the part most likely to be quietly removed to make a number look better.
On our quotes tear-off is not an add-on, it is already inside the published asphalt range of $9,000 to $18,000, because we tear off rather than lay over. Where it changes the number is in how much comes off: a second layer roughly doubles the labor and disposal of removal. Michigan code also removes the choice entirely once two layers are up there, since a re-cover is not permitted on a roof with two or more existing applications.
01 /What tear-off actually buys
Removing the old roof is not just clearing space for the new one. It is the only moment anybody gets to see the deck. Soft or rotted sheathing, old leak paths, failed flashing, and past repairs done badly are all invisible until the shingles are off, and all of them will shorten the life of whatever goes on top.
A layover skips that inspection by design. The new shingles follow every ripple in the old ones, the deck stays unexamined, the assembly runs hotter, and the next tear-off costs more because there is twice as much to remove. It is genuinely cheaper on day one and it borrows against the roof's service life to get there.
02 /When Michigan takes the decision away
The Michigan Residential Code section R908.3.1 does not permit a roof re-cover where the existing roof already has two or more applications of any type of roof covering. If your house already carries two layers, full tear-off is the only compliant path and there is nothing to weigh.
If one quote is dramatically cheaper than the others, check whether it is a layover rather than a tear-off. That single difference explains most unexplainable price gaps, and on a two-layer roof it is not a legal option in the first place.
03 /What moves the removal cost
- Layer count. The dominant factor. Two layers means twice the material into the dumpster and roughly twice the labor to get it there.
- Disposal volume. Old shingles are heavy, and tear-off waste is priced by weight and volume at the landfill.
- Access. Tight lots, landscaping to protect, and no place to put a dumpster all slow the work down.
- What is found underneath. Decking replacement is priced separately, per sheet, on any honest quote, because nobody can see it in advance.
04 /Why we do not publish a tear-off line item
Because a standalone tear-off price invites the wrong comparison. Split out, it looks like an optional extra you might negotiate away; bundled into a published total, it is what it actually is, part of the job. Our range of $9,000 to $18,000 for asphalt replacement, with most homes between $12,000 and $16,000, assumes the old roof comes off and the deck gets looked at.
What we do put in writing separately is the per-sheet rate for decking replacement, because that is the one number nobody can know until the roof is open. A quote that stays silent on it is not cheaper, it is unfinished.

The follow-up questions
Occasionally, on a single-layer roof with a sound deck where the owner needs to solve a short horizon rather than a long one. It is cheaper today and it costs more over the life of the roof, and it forfeits the deck inspection. On a roof that already has two layers, Michigan code does not permit it at all.
Sometimes you can see it at a rake edge or where a shingle is missing, and the thickness at the eave is a clue. The reliable answer comes from a close look during an inspection. The permit record for past work can also tell you, and it is worth knowing before you collect quotes because it changes what is legally possible.
It adds time compared with laying over, but most straightforward single-layer asphalt replacements are still a one to two day job for a full crew. Two layers, complex roofs, or significant decking replacement extend it. You should get the expected schedule in writing before work starts.
