A chimney stands taller than everything around it, which means wind hits it first and hardest, and it is built from three different systems stacked on top of one another: masonry, a poured or precast crown, and metal flashing where it meets the roof deck. Each one takes storm damage in its own way. 01 / THE SHORT ANSWERWhat chimney storm damage looks like
Chimney storm damage shows up in four places, and rarely all at once. Flashing, the metal that seals the joint between the chimney and the roof deck, is the most common failure and the least visible from the ground. The crown, the concrete or mortar cap on top of the chimney, cracks under freeze-thaw cycling and lets storm water straight into the structure below it. The masonry itself, brick, block, or stone, can be knocked loose by wind or spalled by water that soaked in and then froze. And inside the house, a stain on a ceiling or wall near the chimney chase is often the first thing anyone actually notices, arriving well after the storm that caused it.

02 / THE FLASHINGFlashing failures at the chimney
Chimney flashing is a small system doing a big job. Step flashing is a stack of L-shaped metal pieces, one per shingle course, that climbs the sides of the chimney and directs water back onto the roof instead of into the joint. Counter flashing is set into the mortar joints above it and folds down over the step flashing, so water sheds past both layers instead of soaking behind either one. On chimneys wider than about 30 inches measured parallel to the ridge, a cricket, a small peaked structure on the uphill side, is required to split water around the chimney instead of letting it pond against it.
Step and counter flashing
Wind gets under the edges of step flashing the same way it gets under a shingle tab, working a corner loose until the piece lifts or tears away. Counter flashing fails differently: as mortar joints age and erode, the metal that was set into them loosens, and sealant that once bridged the gap dries and cracks. Either failure opens a path for wind-driven rain to run behind the metal instead of over it, and neither one is easy to see from the ground or even from a ladder at the eave line.
Crickets and wide chimneys
A chimney without a proper cricket, or with one built too small, lets water pond against its uphill face every time it rains hard, and a storm just exploits a weakness that was already there. Older Macomb County homes sometimes carry a chimney that predates the cricket requirement, or one where a prior reroof skipped it to save a step. A missing or undersized cricket is one of the more common storm-adjacent findings on our inspections, and it is a roof-side fix, not a masonry one.
Flashing failure is a classic delayed leak. A dry ceiling the morning after a storm does not mean the flashing held, it can mean the water has not yet worked its way through the deck and framing. 03 / THE CROWN AND MASONRYCrown cracks and masonry damage
The crown is the concrete or mortar cap poured across the top of the chimney, and its job is to shed water away from the flue tiles and the brick below it. It is also one of the most exposed surfaces on the entire house, sitting flat to the sky and taking the full force of wind, hail, sun, and freeze-thaw cycling with nothing above it for protection.
Crown cracks
Concrete crowns crack over time from ordinary weathering, but a storm can widen an existing hairline crack into a real opening or crack a crown outright under hail impact or thermal shock from wind-driven rain hitting sun-heated concrete. Once the crown is cracked, water gets straight down into the flue structure and the chimney's interior masonry, freezing and thawing there each winter and doing damage nobody sees until it reaches the living space.
Dislodged brick and spalled masonry
Wind can knock loose a brick that mortar erosion had already weakened, and a storm often gets blamed for damage that was years in the making. Spalling is different: it is what happens when brick or block absorbs water, the water freezes, and the face of the brick pops or flakes off from the pressure. Wind-driven rain during a storm accelerates the saturation that leads to spalling, so a spike in spalled faces after a big wind and rain event is a real, storm-connected pattern, even though the underlying vulnerability was already there.
Reading these signs from the ground is possible in general terms, chipped or flaking brick faces, a visibly cracked crown, a brick that looks out of line with its course, but confirming what caused what and how urgent it is takes someone who inspects chimneys for a living. If the findings point to masonry work beyond flashing and crown repair, that is a mason's trade, and we say so plainly rather than stretch our scope to cover it.
04 / STORM OR WEARTelling storm damage from ordinary wear
The honest answer is that the two often overlap. Mortar erodes a little every freeze-thaw season, and a crown develops hairline cracks over years of ordinary weathering, so a chimney rarely goes from perfect to damaged in one storm. What a storm does is accelerate and expose damage that was already accumulating, and sudden, visible changes right after a documented wind or hail event are the strongest signal that a specific storm played a role.
Macomb County has a real, recent example of that kind of event. After the severe storms of August 2023, the county was included in federal disaster declaration DR-4757. Homeowners insurance policies generally cover sudden storm-caused damage such as wind and hail, as opposed to gradual wear from age, though every policy is different and your declarations page and adjuster have the final word. 05 / THE INTERIOR SIGNStains that show up inside, weeks later
A ceiling or wall stain near the chimney chase is often the first sign a homeowner notices, and it is almost never the first sign that existed. Water that gets past chimney flashing or through a cracked crown travels along framing and sheathing before it ever drops onto drywall, so the stain you see can be several feet from where the water actually entered. A fresh stain tends to look damp with a soft, irregular edge, while an old one has usually dried into a hard ring with a yellow-brown tint. Either way, a stain near a chimney chase is worth tracing back to the roof rather than just painted over, because painting over it does nothing to the path the water is still using.
If you can safely look at the attic near the chimney chase, a flashlight check for daylight around the flashing line, damp or matted insulation, or dark trails on the framing near the chimney gives you a rough read before anyone gets on the roof. That indoor check pairs naturally with a roof-side inspection of the flashing and crown, which is the only way to see the whole picture rather than one end of it.
