02 / FROM THE DRIVEWAYVisual, ground-level inspection
This is the simplest and least invasive method: someone stands on the ground, or occasionally at a second-story window or a ladder, and looks at the roof with the naked eye or binoculars. No one gets on the roof. It is often the first pass in any inspection, and for homeowners doing their own periodic check, it is the method available without calling anyone.
What it catches
A ground-level look is genuinely useful for the damage that shows up big: missing or badly curled shingles, an obvious sag in the roofline, a chimney cap that has come loose, gutters pulling away from the fascia, or a visible tarp or hole after a storm. It is also how most homeowners first notice granule buildup collecting in the gutters, a sign of shingle wear worth a closer look.
What it misses
Almost everything small. Cracked sealant at a pipe boot, a lifted tab three courses up, hairline flashing separation at a chimney, the true extent of granule loss, none of these are visible from thirty or more feet away, especially on a roof with any pitch. A ground-level look can tell you a roof probably has a problem. It cannot tell you what the problem is or what it will cost to fix.
When it is the right call: as a quick first pass after a storm to decide whether a fuller inspection is warranted, or as part of routine seasonal upkeep between more thorough checks. It is never the right method to base a repair or replacement decision on by itself.
A useful habit for homeowners is to do this ground-level pass twice a year, once in spring after the freeze-thaw cycles that build ice dams, and once in fall before winter weight and wind arrive, and again any time a storm with high wind or hail passes through the area. None of that replaces a professional inspection, but it does mean small problems, a lifted ridge cap, a sagging gutter section, get noticed within a season rather than sitting unaddressed for a year or more.
03 / BOOTS ON THE ROOFWalk-on, physical inspection
This is the method most people mean when they picture a roof inspection. A technician gets on the roof itself and physically examines the shingles, flashing, vents, valleys, and penetrations up close, often supplementing the visual check with a moisture meter or a hand-press on suspect areas of decking.
What it catches
Being physically present lets an inspector feel a soft or spongy section of decking underfoot, something no camera can register. It is also the only method that reliably shows the true condition of flashing, sealant around boots and vents, and nail placement, because these details need to be examined within a few feet, not a few dozen. A walk-on inspection is what produces a defensible, itemized list of what is wrong and what a repair would involve.
What it misses
A walk-on inspection sees the surface. It does not see moisture trapped below the membrane or deck, and it cannot be safely or responsibly done on every roof. Steep pitches, wet or icy conditions, aging or brittle tile, and some flat commercial membranes are cases where walking the surface risks damaging the roof or the technician. In those situations, a drone survey or an infrared scan takes over the job a walk-on inspection would otherwise do.

There is also a courtesy side to a walk-on inspection that is easy to overlook: a technician who is careful about foot placement, uses roof jacks or padded footwear on delicate materials, and avoids walking a roof when it is not appropriate to do so is protecting the asset they are there to evaluate. 04 / EYES IN THE AIRDrone aerial inspection
A camera drone flies a slow, deliberate pattern over the roof, capturing high-resolution photos and video of the entire field from directly overhead and at low oblique angles. It has become one of the most common methods for storm damage documentation because it can cover a large or complex roof in minutes and photograph every slope from the same vantage point, not just what a technician can safely reach on foot.
What it catches
A drone survey is unmatched for seeing the whole roof at once: patterns of hail bruising across a field of shingles, the full extent of wind damage after a storm, debris in valleys, and the condition of steep or tall sections that would otherwise require ladders and harnesses just to look at. Because the images are geo-tagged and time-stamped, they also make strong documentation for an insurance claim.
What it misses
A drone cannot feel a soft spot in the decking, and it cannot detect moisture that has not yet caused a visible surface change. Photo resolution, however good, is still a substitute for touch, not a replacement for it. Weather is also a real constraint: wind, rain, or low light can ground a flight or degrade the imagery. 05 / WHAT THE EYE CANNOT SEEInfrared thermal moisture inspection
An infrared, or thermal imaging, camera does not photograph the roof surface at all. It measures subtle differences in surface temperature, and because wet insulation and wet roofing materials hold and release heat differently than dry materials, a thermal scan can reveal moisture trapped beneath a membrane or deck well before it shows up as a stain, a soft spot, or a drip inside the building.
What it catches
This method is most valuable on flat and low-slope commercial roofs, where a membrane can trap water for months without any visible sign at the surface or the ceiling below. A thermal scan can map the extent of a hidden wet area, which is often much larger than the point where a leak eventually shows up inside, and that map tells a contractor exactly which sections of membrane and insulation need to come out rather than guessing.
What it misses, and when it works
Thermal scans depend on a real temperature differential to work, which usually means scanning after a sunny day, once the roof surface has absorbed heat and begun to cool in the evening; wet areas release that stored heat more slowly than dry ones and show up as a different signature on the camera. Cloudy weather, a recently rained-on roof, or a roof color and ventilation pattern that evens out temperature can all make results harder to read, which is why this method is typically run by someone trained to interpret it rather than treated as a simple photograph. 06 / THE STEP MOST HOMEOWNERS SKIPThe attic-side check that belongs with all four
Every method above looks at the roof from outside. None of them, on their own, explains why a ceiling stain three rooms away from the obvious damage keeps reappearing. That is because water almost never drips straight down from where it entered. It runs along the underside of the deck, follows a rafter, and shows up on drywall well away from the actual entry point. The only way to trace that path is from inside the attic.
What it catches
From inside the attic, an inspector can see water staining and its direction of travel on the underside of the deck, daylight coming through gaps that indicate a hole or a failed flashing detail, insulation that has been compressed or displaced by moisture, and signs of condensation or mold that point to a ventilation problem rather than a roof leak at all. It is also the only vantage point that shows whether ridge vents, soffit intake, and baffles are actually doing their job, which matters as much for ice dam prevention in a Michigan winter as it does for hunting an active leak.
Why it accompanies every inspection type
A ground-level check, a walk-on inspection, a drone survey, and an infrared scan each answer the question "what does the outside of the roof look like."
