How to Winterize a Commercial Roof Before a Michigan Winter

Every winter failure we are called to trace back, in one way or another, to water that could not leave: it sat, it froze, and it worked its way in. So the first and most important fall task is making sure every path off the roof is clear and open before the leaves finish falling and the temperature drops.

  • Clear every drain and strainer. Pull the leaves, seed pods, roofing debris, and silt out of each drain bowl and reseat the strainer dome. A single blocked drain can turn an entire roof section into a pond.
  • Flush scuppers and leader heads. Through-wall scuppers and their leader heads clog with the same debris and are easy to miss because they sit at the edge. Confirm water actually runs through them.
  • Walk the low spots after a rain. If water is still standing forty-eight hours after it stops raining, that is ponding, and it is exactly where ice will form. Note every pond now while you can see it.
  • Check gutters and downspouts on low-slope perimeters. Clogged perimeter gutters back water onto the edge detail, which is one of the first places a cold roof lets go.
  • Test any heat trace at drains and gutters. If the building has heat-trace cable to keep drains and edges from freezing, power it up and confirm it works before you need it, not after the drain is already an ice plug.

Clearing drains is genuinely something an owner or maintenance staffer can do safely, provided they can get on the roof without hazard. What clearing drains cannot do is fix a roof that ponds because it was never sloped to drain in the first place. If the same spots pond every year no matter how clean the drains are, that is a drainage design problem, not a maintenance problem, and it belongs in a larger conversation about drainage correction or the roof's next replacement. 03 / THE DETAILSSeams, flashings, pitch pockets, and sealant joints

After drainage, the winter battle is fought at the details: the seams where membrane sheets join, the flashings where the roof turns up a wall or a curb, the pitch pockets around odd penetrations, and the run of exposed sealant that seals the loose ends. These are the parts of the roof that move, age, and open first, and they are the reason a roof that looks fine from the field can still leak. The fall pass is about finding the ones that are starting to go and closing them while the weather still lets sealant cure.

Probe the suspect seams

Seams are the first thing to fail on any membrane roof, and a seam that is lifting in the fall will be open by spring once ice has worked into it. A gentle probe along the seams at walls, curbs, and field laps tells you which ones are still welded or bonded and which are letting go. You are not trying to repair them on the spot; you are trying to find them so they get fixed before the cold makes the repair harder and the ice makes the leak worse. Inspect and reseal flashings and pitch pockets

Base flashings at parapet walls and equipment curbs, and the pitch pockets poured around irregular penetrations, are high-failure spots because they combine movement with exposed sealant. Sealant dries out, shrinks, and cracks, and pitch pockets in particular need topping off as their filler settles. Fall is the time to scrape out failed sealant and reseal these details, because the material needs warmth to cure into a durable bond. A pitch pocket left open in November is an open funnel into the assembly by January.

Reseal exposed sealant joints and terminations

Run the perimeter and the terminations, the termination bars at the top of wall flashings, the counterflashing joints, the sealant beads at edge metal, and reseal anything cracked or pulling away. This is unglamorous caulk work, and it is also one of the highest-value hours you will spend, because these joints are the loose ends of the whole system. Doing it in the fall means the sealant sets; doing it in the cold means it may not, which is why this task in particular has a season.

THE COLD-WEATHER TRAP

The single most common winterizing mistake is putting off the sealant and flashing work until you see a problem, which by definition is after the cold has arrived. Sealant applied below its rated temperature can skin over without curing and fail the first time the roof moves. If a repair involves sealant or adhesive, book it while the roof is still warm enough for the material to set.

04 / THE SURFACEThe membrane surface and everything sitting on it

With drainage clear and the details sealed, the last on-roof pass covers the field of the membrane, the equipment sitting on it, and the things around the building that will land on it. Winter loads a flat roof in ways summer never does, so a few fall tasks here prevent the kind of damage that is invisible until the snow melts.

  • Scan the field membrane for damage. Walk the roof looking for punctures, blisters, cuts, and loose spots, especially in the traffic paths to rooftop equipment. Small membrane wounds admit water that then freezes and expands the tear.
  • Check every rooftop unit and its curb. HVAC units, exhaust fans, and their curbs are penetration points and the most-serviced parts of the roof; confirm the flashing at each curb is intact and that service techs have not left the membrane damaged.
  • Clear debris off the whole roof. Leaves and debris hold moisture against the membrane and clog drains as they migrate. A clean roof sheds snowmelt; a littered one dams it.
  • Trim overhanging limbs. Branches that reach over the roof drop debris into drains all winter and can break under ice and snow load and puncture the membrane. Fall is the time to cut them back.
  • Do an interior ceiling scan. From inside the building, look at ceilings, especially at the top floor and near roof penetrations, for fresh stains that mean a leak has already started. Catching it now beats finding it under a foot of snow.
