To understand every failure further down this page, it helps to understand the one process behind them. Southeast Michigan does not stay frozen all winter. It swings across the freezing point again and again, warm afternoons and sub-freezing nights, thaws between cold snaps, sun on a dark membrane at noon and hard frost by dusk. A sheet that would stretch over a small movement in summer can crack over the same movement in deep winter, especially an older membrane that has already lost some of its plasticizers to years of sun. So winter attacks from two directions at once: it puts more stress on the roof through expanding ice, and it makes the roof less able to absorb that stress. That combination is why the cold months are when marginal details finally let go.

The thaw side of the cycle matters just as much as the freeze. Almost every cold-weather flat roof call we get traces back to one of six failures. They overlap, one often causes the next, and knowing which one you are looking at tells you a lot about both the urgency and the fix.
1. Ponding that freezes into ice lenses
Water that still stands on the roof a day or two after rain is ponding, and it is the single biggest winter liability on a flat roof. In warm weather a pond eventually evaporates. In winter it freezes into a lens of ice that expands against the membrane, then partially thaws, then refreezes, working the same spot over and over. Standing water already accelerates membrane aging and, on many systems, is specifically excluded from warranty coverage; freezing it turns a slow problem into an active one. A ponding spot that lived quietly all summer is often the exact place a roof first leaks in January. 2. Frozen drains and scuppers
A flat roof is only as good as its ability to move water off itself, and in winter its drains and scuppers are the first thing to fail. Debris and slush collect at a strainer, the trapped water freezes, and the outlet is sealed shut. Now every thaw and every fresh melt has nowhere to go, and a roof designed to be nearly dry becomes a shallow pond that freezes and grows. Scuppers ice at the sleeve, leader heads pack with snow, and interior drains freeze in the bowl. Because the outlet is the single lowest, wettest point on the roof, a leak there does hidden damage fast. Clearing drains before the season and keeping them clear through it is one of the highest-value things an owner can do.
3. Membrane embrittlement and cracking
As covered above, a cold membrane is a brittle membrane, and an older membrane is more brittle still. Deep-winter cold snaps are when a weathered TPO, EPDM, or modified bitumen surface is most likely to crack, either on its own at a stress point or when someone walks it to clear snow. Foot traffic on a frozen brittle membrane is a common way a maintenance visit creates the very leak it was meant to prevent, which is one reason snow clearing has to be done carefully and with the right tools. Embrittlement is also cumulative: the roof does not get more flexible with each winter, so a membrane that survived the last five cold seasons is not guaranteed the sixth.
4. Seam stress and separation
Seams are the first thing to go on any membrane roof, because they are the one place the surface is not continuous, and winter loads them harder than any other season. The membrane contracts in the cold and pulls at every welded, taped, or glued lap; ice pries at any void already present; and an EPDM sheet that has shrunk over the years puts standing tension on its seams at walls and curbs precisely when the material is least able to give. 5. Snow load and drifting
Snow weight varies enormously with its water content, and it does not sit evenly. Wind drifts it against parapets, penthouses, and rooftop units, piling it far deeper in those zones than the field average suggests, and a thaw-and-refreeze can turn light snow into a dense, heavy ice pack. 6. Flashing and detail splits
The membrane has to turn up and seal at every wall, parapet, curb, pipe, and drain, and those base flashings and terminations move the most as the building expands and contracts with temperature. Sealant at a pitch pocket cracks in the cold, a counterflashing works loose, a pipe boot splits, and meltwater running off an iced field finds the opening. Because these details sit at the edges and penetrations where snow drifts and ice collects, they take a double hit in winter: more water delivered to them, and less flexibility to seal it out. A winter leak you can see on the ceiling has usually been wet above it for a while. On a flat roof the insulation holds water like a sponge and spreads it sideways under the membrane, and once that water freezes it stops draining entirely until the thaw.
