Will insurance pay to replace a 20 year old roof?

Age is the thing homeowners worry about and it is rarely the thing that decides the claim. Two other facts do, and both of them are knowable before you pick up the phone.

Sometimes, and the deciding facts are the cause of the damage and the form of your policy, not the age of the roof by itself. A homeowners policy is built to cover sudden storm damage and is not built to cover a roof wearing out, so a 20 year old roof can carry a covered hail or wind loss exactly as a newer one can. What age typically changes is the payout math rather than the eligibility, because many policies settle older roofs at actual cash value through a schedule or an endorsement, and where yours stands is printed on your own declarations page.

01 /Covered peril, or worn out

Homeowners insurance is built around sudden and accidental events. Hail that bruises the mat, a wind event that peels a course off the ridge, a limb that comes through the deck: those are perils, and the policy exists to respond to them. Deterioration is the opposite category. Granule loss across twenty summers, curling driven by an attic that has been cooking the shingles from underneath, fasteners working loose through two decades of freeze and thaw. None of that is an event. It is a roof doing what roofs do.

That distinction is what the question rests on, and age does not move it in either direction. A 20 year old roof struck by hail has been struck by hail. A 5 year old roof that was never vented properly is failing on its own, and no carrier owes anything toward that. Where age genuinely enters is the argument rather than the rule: an adjuster looking at old shingles has more room to read damage as wear. 02 /What twenty years usually changes

Assume the damage is covered. Age still shows up, in the settlement rather than in the decision.

Plenty of policies pay an older roof on an actual cash value basis, meaning replacement cost less depreciation for age and condition, and depreciation on a two decade old roof is not a rounding error. Some policies get there through a payment schedule that steps the payout down by age and material, others through an endorsement added at a renewal nobody read closely, and the result has the same shape either way: the carrier pays what the old roof was worth and the gap up to a new one is yours. If your roof settles at replacement cost and stays that way, age changes less than most people fear. Depreciation still gets calculated, but it is typically held back rather than subtracted for good, and it is released once the work is finished and documented. 03 /Four lines to check in your own policy

  • Loss settlement, on the declarations page. Replacement cost or actual cash value, and whether the roof is called out separately from the rest of the dwelling.
  • The endorsement list. A roof-specific actual cash value term or an age schedule lives in the attached forms. The summary page does not always show it.
  • Your wind and hail deductible. If it is written as a percentage of dwelling coverage rather than a flat figure, it changes what is even worth claiming on an older roof.
  • The install year your carrier has on file. Insurers sometimes carry a different year than the homeowner does. Correcting that on a quiet Tuesday is far easier than correcting it inside a claim.

If any of the wording reads ambiguously, ask your agent to answer it in writing rather than over the phone. On a roof this age the answer is worth thousands of dollars and costs you one email.

The middle row is the one worth dwelling on. A worn roof is a replacement conversation, not a claim conversation, and filing on it spends an entry in your claims history to buy a denial. If that is where yours has landed, asphalt replacement runs $9,000 to $18,000, with most homes landing between $12,000 and $16,000, and financing is available subject to approval. A dated set of photographs from before a storm makes the after far easier to argue, and if the inspection finds years of life left, that is worth knowing before you budget for a replacement you do not need yet.
