Southeast Michigan applies four specific mechanisms that push real-world life below the rating, often by years, and they tend to compound: a roof weakened by one mechanism becomes more vulnerable to the next.

Freeze-thaw cycling

Asphalt shingles expand and contract with temperature, and Macomb County can cycle through freezing and thawing dozens of times in a single winter, not just once at the season's start and end. Every cycle flexes the shingle mat and the sealant strip a little more, the way bending a paperclip repeatedly eventually fatigues the metal even though one bend alone would do nothing. A five-year-old roof with a serious ventilation deficit can show more wear than a fifteen-year-old roof that was vented correctly from day one.

Because the four mechanisms above do not affect every roof equally, two roofs of the same age and the same shingle tier can be in very different condition. Age is the starting point, not the verdict. Here is what to look at together with age.

  • Granule loss visible as bald patches on the shingle field or as heavy sand-like grit collecting in the gutters. Granules protect the asphalt from UV; once they thin out, aging accelerates.
  • Curling or cupping shingles, where the edges lift or the whole shingle bows. This is a classic sign the asphalt has lost the flexibility it was manufactured with.
  • Cracked shingles, especially in a pattern across many shingles rather than one isolated spot, which points to age and thermal fatigue rather than a single storm event.
  • Lifted or missing sealant strips, felt as tabs that move underfoot or shingles that were clearly not lying flat before a recent wind.
  • Moss or dark streaking holding moisture against the shingle surface longer than the design intends.
  • Repeat leaks in new spots each season, rather than one fixed problem, which usually means the whole field is aging out rather than one localized failure.

It also helps to separate where on the roof you are looking. South and west-facing slopes generally take the harshest sun exposure and often show granule loss and curling first. North-facing slopes and shaded valleys tend to hold moisture longer and are where moss and dark streaking tend to appear first. Eaves, as covered above, take the brunt of ice damming.
