The shingle side shows weathering slowly, over years, and by the time a problem is visible from the driveway it has usually been building for a while. The attic side tells the story in real time. Frost, staining, and damp insulation show up within days of a cold snap, long before a ceiling stain or a shingle failure would ever tip you off. The goal of a winter attic check is simple: look for signs that warm, moist house air is escaping into the attic and interacting with a cold roof deck. A five-minute look on the coldest morning you can manage tells you whether that interaction is happening on your roof right now.
Frost and condensation signs are most visible after a stretch of single-digit or teens overnight temperatures, before the day warms enough to melt them off. A mild, gray January afternoon will not show you much. The morning after the season's first hard cold snap is the best appointment you can keep with your own attic.
This is a look, not a repair. Nothing in this guide asks you to fix anything with your own hands. It is meant to arm you with specifics, so that if you do call for a roof replacement or repair, you already know what you saw and where, instead of describing a vague ceiling stain and hoping the estimator finds the cause.

Most attics are not built to be walked on casually, and a rushed look in bad footwear is how minor inspections turn into drywall repairs. A few basics before the hatch comes open.
- Bring a flashlight or headlamp. Attic light fixtures, if present at all, rarely reach the eaves where the most useful signs tend to show up.
- Step only on the ceiling joists or a permanent walk board, never on the insulation or the drywall between joists. The insulation hides the joists, and drywall alone will not hold your weight.
- Wear closed shoes and old clothes. Loose-fill insulation is itchy and, in older homes, may be vermiculite, which should be left undisturbed and professionally tested rather than kicked around.
- Keep the hatch itself in mind on the way in and out. Cold air pouring down through an open hatch for several minutes is a preview of exactly the kind of air leak this guide is looking for.
If your attic has no permanent flooring, a headlamp and a flashlight beam from the hatch opening is often enough to see everything covered below without stepping past the first joist at all. You do not need to walk the whole attic to get useful information.
How often to look
Once or twice a heating season is enough for most homes: once early, after the first real cold snap, to establish a baseline, and once again during a thaw or after a heavy snow event, to see how the attic behaved under load. Homes with a known history of ice dams, a recent attic remodel, or an older insulation job are worth checking more often, since those are exactly the conditions most likely to produce a change worth catching early.
03 / THE FIRST TELLFrosty nail tips and roofing nails
The roofing nails that hold the shingles down poke through the deck and into the attic, and metal conducts cold faster than the wood around it. On a cold morning, those exposed nail points are usually the first surface in the entire attic to frost over, well before the sheathing itself does. A quick scan of the nail tips near the ridge and along the slopes is one of the fastest ways to gauge whether moisture is present at all.
Light, scattered frost limited to a handful of nails is common and rarely a concern on its own. Heavy, widespread frost coating most of the visible nail tips, or frost that has clearly been through a melt-and-refreeze cycle already, points to more moisture reaching the attic than the ventilation is clearing out. Frost by itself does not damage anything. The problem is what happens on the next warm day or the next thaw, when that frost melts all at once and drips onto insulation and framing below it, a cycle that repeats every time the temperature swings through freezing. A dry attic in January stays dry. A frosted one gets wet on a schedule.
It also helps to note which nails are frosting. Nails clustered near the ridge or scattered evenly across the whole deck point toward a general ventilation or air-sealing issue affecting the attic broadly. Frost concentrated in one corner, over one room, or along one run of nails is more often tied to a specific bypass below it, like a bathroom fan duct or a gap around a chimney chase, which narrows down where an inspector should start looking first.
04 / THE STAIN PATTERNDarkened or discolored sheathing
Shine the light along the underside of the roof deck, especially near the ridge and on the north-facing slope, which stays coldest longest. Darkened, grayish, or black-speckled wood spread broadly across a section of deck is usually a condensation pattern, not a leak. It tends to be diffuse rather than localized, following the coldest parts of the roof rather than tracing a single path down from one spot.
That distinction matters because the two causes call for different fixes. A leak stain from a failed flashing or a wind-lifted shingle usually starts at one identifiable point and follows a rafter or a nail line downward. A condensation stain spreads out because the whole cold surface is condensing moisture evenly, not just one entry point. 05 / THE TEXTURE CHECKMatted, compressed, or damp insulation
Healthy blown-in or batt insulation looks fluffy and uniform in depth across the attic floor. Insulation that looks flattened, darkened, or clumped together in patches, especially near the eaves or under a bathroom fan duct, has usually been wet at some point, whether from condensation dripping down from above or from moist air simply settling into it. Wet insulation loses much of its R-value exactly where the house needs it most, which can turn a moisture problem into a comfort problem as well.
Press a gloved hand gently into a suspect patch, without disturbing more than you have to. Genuinely damp insulation feels heavier and colder than the dry insulation around it. If you find a damp patch, note roughly where it sits relative to the room below, because that location, more than anything else, tells an inspector where to start looking from the roof side.
It is also worth glancing at insulation depth itself while you are up there, not just its condition. A ruler or a tape measure laid flat against the attic floor gives you a rough depth reading in seconds, and depth that looks noticeably thinner in one section than the rest, or thin everywhere compared to the rest of the attic, is worth mentioning when you call for an inspection, since it can point toward an older or incomplete insulation job rather than a moisture problem on its own.
06 / THE INTAKE CHECKDaylight, or its absence, at the soffits
From inside the attic, look toward the low edges of the roof where the eaves meet the exterior walls. On a bright day you should be able to see pinpoints of daylight coming through the soffit vents at intervals along the eave. No daylight at all, or daylight in only a few spots along a long eave, usually means the soffit vents are painted shut, blocked by insulation pushed too far into the eave, or simply too few to matter.
This is worth checking even if nothing else in this guide has raised a flag, because a blocked soffit is one of the most common and least visible problems in an otherwise normal-looking attic. Without intake at the soffit, even a generous ridge vent has nothing to pull fresh air through, and the whole airflow path that is supposed to keep the deck cold and dry stops working.
While you are looking at the eaves, check whether you can see the rigid baffles that are supposed to hold a clear channel open above the insulation at that same low edge. If the insulation runs right up against the underside of the roof deck with nothing holding a gap open, intake air has nowhere to travel even if the soffit vents themselves are clear. Baffles are a small, inexpensive component, and a missing or crushed set at the eave is an easy thing to miss unless you specifically look for it.
07 / THE EASY MISSDisconnected or leaking bathroom fan ducts
Bathroom and kitchen exhaust fans are supposed to carry moist air all the way outside, usually through a duct that runs across the attic to a roof or wall vent. Follow any visible duct with your light and check where it ends. A duct that has slipped off its fan connection, or one that simply terminates loose in the middle of the attic instead of at an exterior vent, is dumping every shower's worth of humid air directly into your attic instead of outside your house.
This is one of the single biggest moisture sources an attic can have, because it is concentrated and frequent rather than a slow background leak. A disconnected duct near a section of frosty nails or dark sheathing is often the clearest cause-and-effect pairing you will find during a winter check. The attic does not lie. A shingle can look fine from the ground for another year while the deck underneath it is already frosting every cold night. The only way to know which story your roof is telling is to look.
Treat this as a starting point, not a diagnosis. Several of these signs often show up together on the same roof, because one root cause, a blocked soffit paired with a leaky duct, for instance, tends to produce more than one symptom at once. The table narrows down what to describe on the phone; it is not a substitute for someone looking at the actual attic and roof together.
None of these signs, on their own, tell you exactly what the fix should be. A blocked soffit, a disconnected duct, missing insulation, and a straightforward ventilation imbalance can all produce similar-looking frost and staining, and sorting out which one is driving your particular attic is exactly the job a trained eye does faster and more reliably than a homeowner with a flashlight. What a winter check gives you is specifics: which slope, how heavy the frost, where the stain sits, whether the duct is even connected.
