03 / THE PROCEDUREThe after-thaw check, and why the order matters

Once the ice has fully melted off the roof and the yard, and it is safe to walk the property, work through the check in this order. Each step clears a hazard or a variable before you move to the next, and skipping ahead is how homeowners miss things or put themselves at risk.

  1. Limbs and overhead hazards first. Before you look closely at the roof itself, scan every tree that overhangs the house, garage, and any power lines for limbs that are cracked, hanging, or resting on the structure but have not yet fallen. A limb still lodged in a tree over your roof is the single most dangerous leftover from an ice storm, and it needs to come down safely, by a professional if it is anywhere near a power line, before anyone works underneath it.
  2. Gutters and downspouts second. Walk the perimeter and look for gutters pulled away from the fascia, sagging between hangers, or separated at a seam, along with downspouts that are dented, crushed, or knocked loose at an elbow. Ice-loaded gutters are one of the most common casualties of a freezing rain event, and a gutter that is quietly failing rarely announces itself until the next heavy rain overflows it onto the siding or foundation.
  3. Vents, flashing, and roof-mounted fixtures third. From the ground, look at plumbing vents, roof-mounted exhaust caps, and any flashing you can see for a fixture that looks tilted, cracked at its base, or missing a cap entirely. These lightweight components take the brunt of ice loading precisely because they were never designed to carry it, and a cracked vent base is an easy leak path that a homeowner can miss for weeks.
