Every roof has two layers doing two different jobs. The shingles shed rain and look presentable from the street. Underneath, a single sheet of plywood or oriented strand board, called the deck or the sheathing, is the actual structure the shingles are fastened to and the surface that keeps the attic dry. Homeowners inspect the top layer constantly, glancing up from the driveway to check for missing shingles or bald patches. Almost nobody inspects the bottom layer, because doing so means climbing into the attic and looking up at the underside of the roof, and there is rarely a reason to unless something has already gone wrong. That gap in attention is exactly why deck rot is one of the more surprising findings on an otherwise unremarkable-looking roof, and it is the subject of this guide.

Roof decking is wood, and wood absorbs water whenever it is in contact with a wet surface or humid air for long enough, then gives that water back up when conditions dry out. A healthy deck spends most of a Michigan year cycling through small, harmless swings of moisture content. A deck with a moisture problem, whether from condensation dripping down from above, a slow flashing leak, or a chronically damp attic, never gets a full chance to dry between wet events. Almost every Macomb County roof deck is one of two engineered wood products: plywood or oriented strand board, known in the trade simply as OSB. Both start as a renewable, structurally sound choice for roof sheathing, and both are code-approved and common across the county. The difference that matters for this guide is how each one behaves once it gets wet.
Plywood: thin veneers, a more forgiving wet cycle
Plywood is built from thin sheets of wood veneer glued together with the grain direction alternating layer to layer, which is what gives a plywood sheet its strength in both directions. Because each veneer is a continuous, solid piece of wood rather than a mass of small fragments, plywood tends to absorb and release moisture somewhat more evenly across a sheet, and its water absorption at a given exposure is generally lower than OSB's. It still swells and loses some strength when saturated for long periods, and repeated wet-dry cycling still degrades the glue lines over years, but its failure tends to look like gradual delamination, the veneers separating like the pages of a wet book, rather than the crumbling breakdown that heavily saturated OSB can show.
OSB: compressed strands, a sharper edge-swell problem
OSB is made from wood strands compressed and bonded with resin under heat and pressure, oriented in layers for strength. It is the more common decking material on newer Macomb County construction because it is generally less expensive to produce at the same structural rating. The tradeoff shows up specifically at the cut edges of each sheet, and at the tongue-and-groove joints on roof-rated panels. Edge and joint areas expose more raw wood fiber and cut strand ends than the smooth factory face does, so water finds its way in faster there, and the strands at that edge swell more than the compressed field of the panel does. That uneven swelling is why a chronically wet OSB deck often shows a telltale wavy or ridged pattern along the panel seams, visible from the attic side and sometimes even as a faint ripple through the shingles above it, well before the field of the sheet shows obvious damage.
Neither material is the villain here. A dry OSB deck and a dry plywood deck both perform for decades. The difference only matters once moisture becomes chronic, which is why the fix is never really about which material is on your roof. It is about keeping either one dry, or catching it early if it has not been.
03 / THE MECHANISMHow wood absorbs water and loses its grip on fasteners
Wood is hygroscopic, meaning it naturally absorbs and releases moisture to equalize with the humidity around it, the same property that makes a wooden door stick in summer and swing freely in winter. In small, seasonal doses that behavior is normal and harmless. The problem starts when a deck is exposed to a moisture source often enough that it never fully returns to a dry equilibrium between exposures, whether that source is condensation dripping from a cold sheathing surface above, as covered in our attic condensation guide, or a small, slow leak that never produces enough water to stain a ceiling but is more than enough to keep one section of deck perpetually damp.
As the wood fibers absorb water, they physically swell, and repeated swelling and shrinking cycles work at the wood's internal structure the same way bending a paperclip back and forth eventually snaps it. Over enough cycles the fibers lose their original stiffness, and the wood's ability to hold a nail or staple tightly starts to fail. Shingles and underlayment are fastened to the deck with nails driven through the sheathing, and that fastener grip depends on sound, dense wood gripping the shank of the nail. Wood that has been softened by chronic moisture holds nails far more loosely, which is one of the reasons a roof over a wet deck can develop a subtly different problem set than one over a dry deck: shingles that lift more easily in wind, fasteners that back out slightly over time, and a walking surface that feels different underfoot to a trained eye long before it feels obviously soft to anyone else.
Fungal decay is the other half of the mechanism, and it needs the same conditions as the swelling problem: sustained moisture, moderate temperature, and time. Wood-decay fungi cannot get established in wood that dries out regularly, which is exactly why a healthy roof deck, even one that gets rained on constantly from above, rarely rots; it dries between events. A deck that stays damp for weeks at a stretch, whether from an unresolved condensation source or a leak nobody has found yet, is the specific condition decay fungi need, and once established, that decay continues consuming the wood's structural fibers even after the original moisture source is fixed, until the affected wood is physically removed.
04 / THE SEASONAL CYCLEThe freeze-thaw decay cycle, season by season

05 / THE DISCOVERYHow deck rot actually gets found
Because the damage lives on the underside of the roof, deck rot is almost never the reason a homeowner calls us in the first place. It is discovered, and there are three ways that discovery usually happens.
A spongy feel underfoot
A roofer walking a roof for an inspection or an estimate is trained to notice a section that gives slightly more than the surrounding deck, a subtle spring or softness under a boot that a homeowner would likely never register from the ground or even from a ladder. The most common way deck rot is actually confirmed is during a full tear-off, when the old shingles come off and the deck is exposed for the first time in decades.
