A chimney that looks clean from the ground can still be sitting on top of a wet debris pack that never fully dries between rains.
Counterflashing fatigues even when nothing looks wrong
Counterflashing is the piece cut into a reglet, a small groove in the mortar joint, and bent down over the step flashing below it to shed water without a fastener showing. That joint depends on sealant and on the metal itself staying tight against the brick. Both causes put water in roughly the same spot, so the distinction matters less for where you look and more for what fixes it. A reflash alone solves a flashing failure. - Add or rebuild a cricket. For a chimney wide enough to pond water on its own, the lasting fix is a small framed saddle built at the back of the chimney, then flashed correctly, so water splits left and right instead of stacking against the brick.
