Sealant is a real, useful material for a handful of small, well-defined tasks, and there is no reason to pay a repair bill for a fifteen-minute fix it can genuinely handle. The trouble is what happens next: the same tube gets reached for on jobs it was never built to solve, a flashing joint that needs to be rebuilt, a valley that is failing at the metal, a deck that is already wet underneath. Sealant is a component of a repair, not a substitute for one. It is engineered to close a small, well-defined gap between two surfaces that are not otherwise moving much: a nail head that penetrated the shingle, the edge of a flashing lap, a seam in metal trim. What it is not built to do is replace missing material, bridge a gap that keeps opening and closing with temperature, or waterproof a surface it was never designed to coat. A bead of caulk over a hole is not the same job as a bead of caulk over a nail head, even though both look identical from the driveway.

One more distinction worth making up front: sealant and roofing cement are not interchangeable, even though both come in a tube or a can and both get called "tar" on job sites. Sealants are elastomeric, meaning they flex with temperature swings. Roofing cement is asphalt-based and stiffens as it ages, especially in a Michigan winter. An isolated exposed nail head
A nail that backed out slightly or was never fully covered by the course above leaves a small metal head exposed to weather. A dab of the correct sealant over that head, applied from a stable stance on a walkable slope, closes the gap for years. Bedding a small flashing lap, not rebuilding one
Where two pieces of step flashing overlap, or where flashing meets a shingle edge, a thin bead of the right sealant helps bed that lap and shed water at the seam. This only works when the metal itself is sound and correctly shaped. Sealant bedding an intact lap is routine work. Sealant substituting for a flashing detail that was never installed correctly, or that has rusted through, is the failure mode covered in section four.
A temporary bridge before a scheduled repair
A cracking pipe boot or a lifted shingle edge that is not actively leaking can sometimes get a bead of sealant as a bridge, buying a few weeks until a scheduled repair. The honest word here is bridge. It is not a fix, and it should come with a date on the calendar for the real repair, not a decision to leave it alone because the drip stopped.
Pipe boots are a useful example of the bridge idea because they fail in such a predictable way. The rubber collar around a plumbing vent dries out and splits over time, and a bead of sealant around the split can hold for a while. What it cannot do is stop the rubber underneath from continuing to shrink and crack. Treating the sealant as a scheduling tool, not a permanent answer, keeps a small vent boot job from turning into an attic full of wet insulation.

03 / THE PRODUCTSSealants, cements, and tape: what each one is for
"Sealant" on a roofing shelf covers several genuinely different materials, and mixing them up is where a lot of well-intentioned fixes go sideways. Here is the practical difference.
Polyurethane roofing sealants
Polyurethane sealants cure firm, adhere well to a range of roofing materials, and generally hold up reasonably well through Michigan's freeze-thaw cycles once fully cured. They are a solid choice for nail heads and small metal seams. The tradeoff is cure time and surface prep: they need a clean, dry surface and time to set before the next rain, which is exactly why a rushed application in bad weather tends to fail early.
Silicone roofing sealants
Silicone stays flexible longer than most alternatives and resists UV well, which makes it a reasonable choice for small exposed joints. The catch is what comes after: silicone is difficult to paint or coat over later, and most other sealants and roofing materials will not bond to a surface that once had silicone on it. Using it on a spot you may need to patch again with a different product down the line can create more work than it saves.
Asphalt plastic roofing cement
This is the thick, black, trowel-applied material most homeowners mean when they say "tar." Used correctly, it belongs under flashing laps and around vent bases, spread thin and covered by shingle or metal rather than left exposed to sun and weather. Used incorrectly, as a thick surface patch smeared over a hole and left exposed, it dries out, cracks, and stops sealing within a season or two, especially through a Michigan winter. Butyl rubber tape
Butyl tape is a self-adhering rubber strip rather than a liquid, often used under flashing or at overlaps where a wet-applied sealant would be harder to work with. It has a genuinely long working life in the right application, sandwiched and protected from direct sun, but performs poorly as an exposed surface patch, where UV exposure degrades the adhesive faster than a covered application ever would.
The thread running through all four products is the same: every one of them performs best covered and protected, and worst left exposed on top of the roof surface doing a waterproofing job by itself. That is the opposite of how most improvised patches get applied, which is exactly why so many of them fail in the same predictable way, on the same predictable schedule.

Every one of the products above shares one failure mode: applied over a problem bigger than it was built for, sealant does not close the gap, it just moves the leak out of sight. Water still finds the same weak point. It just takes a little longer to show up on the ceiling, usually after the sealant itself has cracked or the movement underneath has pulled it apart again.

Repeated freeze-thaw cycles expand and contract every joint a sealant is trying to hold, and a product that would age gracefully in a stable climate can lose its grip within a season or two here. The sealant did not fail because it was a bad product. It failed because it was asked to do a job it was never built for.
The tell is almost always the same: a small dark bead or a smeared patch of cement sitting exposed on top of shingles or flashing, rather than tucked underneath them where it belongs. If you can see the sealant from the ground, it is very likely doing surface work it should not be doing, and the actual problem underneath it has not been addressed.

One dab of sealant on one nail head is nothing to worry about. A roofline with several visible patches of caulk or cement scattered across it, especially in different colors and ages, is a different story. It usually means a string of small, unaddressed problems that someone kept papering over instead of fixing, and it is a reasonable signal that the roof deserves a real inspection rather than another tube from the hardware store.
This comes up often on homes that changed hands recently. A previous owner or a well-meaning handyman patches a leak the fastest way possible before a sale or before winter, and the new owner inherits a roof that looks fine from the yard but is quietly held together with several seasons of exposed cement and caulk. None of that shows up on a standard walk-through, which is one more reason a roof this age deserves its own look rather than an assumption based on the rest of the house.
Sealant should have a reason it will hold, the same as any repair. If the only reason is that it stopped a drip an hour ago, it has not fixed anything yet.
