Single-ply is the default commercial roof today, and for good reason. Large sheets of a single flexible membrane are rolled across the deck over insulation, fastened or adhered down, and joined at the seams into one continuous surface. There are three common members of this family, and the differences between them are worth understanding because they drive both first cost and long-term behavior. TPO, the white welded membrane

Thermoplastic polyolefin, or TPO, is the sheet you see most on newer commercial roofs. It is usually white, which reflects summer heat off the building, and its seams are joined with hot air into welds that fuse the sheets into a monolithic surface. When the welds are done right, a TPO seam is as strong as the membrane itself, which is a real advantage over glued joints. The catch is that the welds are only as good as the installer and the temperature control, so weld quality is where TPO roofs live or die. EPDM, the black rubber sheet

EPDM is true synthetic rubber, usually black, and it has the longest cold-climate track record of any single-ply membrane. Older EPDM roofs used glued seams that were the first thing to fail; modern systems use seam tapes that hold far better, but on any rubber roof the seams are still the detail to watch. It is typically the priciest of the three, so it shows up where its resistance actually earns its keep rather than as a default. 03 / MOD-BITModified bitumen: asphalt, evolved

Modified bitumen is the modern descendant of the old built-up roof. Instead of building the roof plie by plie on site with hot tar, mod-bit comes as factory-made rolls of asphalt that has been modified with polymers to make it flexible and durable, then reinforced with a fiberglass or polyester mat. Two plies are typically installed, a base sheet and a granulated cap sheet, and that two-ply redundancy is the system's whole pitch: if one layer is compromised, the other is still holding water out. That makes it a favorite on roofs that see foot traffic, rooftop equipment service, and general abuse.

There are two chemistries and three ways to stick it down. SBS modification stays flexible in cold weather and is common in northern climates like ours; APP modification is more heat-tolerant and typically torch-applied. The sheets go down one of three ways: torch-applied with an open flame, self-adhered with a peel-and-stick back, or set in cold-process adhesive. The install method matters for an occupied building, because torching brings an open flame and fumes onto the roof, which is a real consideration you would work through with any contractor before the job starts. The granulated cap sheet gives mod-bit a tough, UV-resistant top surface that also hides foot traffic well.

In Michigan, mod-bit earns its place on smaller flat roofs, porches, party-wall buildings, and anywhere the redundancy of two plies is worth more than the lighter weight of a single-ply sheet. It behaves well through freeze-thaw when SBS-modified, and its seams are melted or adhered rather than welded, so it does not depend on the same weld-quality window that TPO does. Maintenance is the familiar list: keep drains clear, watch the laps for fishmouths where an edge lifts, and reseal flashings on schedule. Where single-ply beats it is on large open roofs, where rolling out wide membrane sheets is faster and lighter than layering plies.

04 / BURBuilt-up roofing: the original flat roof

Built-up roofing, or BUR, is the tar-and-gravel roof your grandfather would recognize, and it is still out there on plenty of older Macomb County buildings. It is built in place by alternating layers of hot asphalt or coal tar with reinforcing felts, plie after plie, then topping the whole assembly with a layer of gravel or a mineral cap. The result is a thick, redundant, monolithic roof that has kept water out of American commercial buildings for over a century. BUR's strengths are exactly what you would expect from all that mass: it is durable, redundant, and forgiving of foot traffic. Its weaknesses are the flip side. 05 / RESTORATIONCoatings and restoration systems

The fourth family is different in kind from the other three, because it does not replace the roof, it renews one that is still fundamentally sound. A fluid-applied coating is rolled or sprayed over an existing membrane or built-up roof to form a new seamless, reflective surface, sealing minor imperfections and buying additional service life. Done at the right moment on the right roof, restoration is one of the better values in commercial roofing. Done on the wrong roof, it is money poured over a problem that is still there underneath.

The common coating chemistries each have a lane. Silicone tolerates standing water better than the others, which matters on the ponding-prone flat roofs common here, and holds its reflectivity well. Acrylic is water-based, economical, and easy to apply, but it is not the choice where water ponds. Urethane is tougher and more impact- and traffic-resistant, and is sometimes used as a base coat under silicone. The one rule that governs all of them is surface prep: coatings fail on dirty, wet, or saturated roofs, full stop. A coating cannot fix wet insulation, widespread seam failure, or a bad deck; it is a lifecycle stage between repair and replacement, not a miracle in a bucket.

That is why restoration always starts with an honest condition assessment, ideally including a moisture survey to confirm the insulation is dry before a dollar of coating goes on. When the roof qualifies, restoration can defer a full reroof for years at a fraction of the disruption. When it does not, coating over saturated insulation just traps the water and hides the failure until it gets worse. 06 / METALWhere metal fits on a commercial building

Metal is the family that does not quite belong on this list, and it is worth explaining why. Standing-seam and other metal roof systems are genuinely common on commercial buildings, but they are fundamentally a sloped-roof product: they shed water down panels and interlocking seams the way a residential metal roof does, rather than forming a flat watertight membrane. So they show up on pitched commercial roofs, metal buildings, canopies, and mansard faces, not on the dead-flat decks where the four membrane families do their work. Conceptually, metal is a long-life shedding system; the membranes on this page are watertight surfacing systems. They solve different geometry.
