Two things follow from this that surprise homeowners. First, the software does not decide what is covered; coverage is a policy and adjuster question, and Xactimate simply prices whatever scope the estimator enters. Second, the software does not inspect your roof. If a line item is missing from the estimate, it is because a person did not enter it, not because a database somewhere ruled it out. Tear-off of the existing shingles is one line, priced per square. Laminated shingles, installed, is another. Underlayment, ice and water barrier, drip edge, starter course, ridge cap, pipe boots, step flashing, and debris disposal each carry their own codes and quantities. Quantities ride on units of measure, and roofing has its own vocabulary there. Field shingles, underlayment, and tear-off are priced per square, which is 100 square feet of roof surface. Drip edge, valley metal, step flashing, and ridge cap run in linear feet. Pipe boots, vents, and skylights price per each. The unit matters because it tells you what to check: a per-square line rises with roof area and waste, a linear-foot line rises with the length of eaves, rakes, and valleys, and a per-each line is simply a count you can verify by standing in the yard. The unit prices are the part of the system homeowners can least see and most wonder about. Xactimate maintains regional price lists, keyed to metro areas, that Verisk updates on a regular cycle using reported market data. They are generally accurate and they remove a lot of tape-measure argument, but they are an input like any other: report versions can differ, and complex or tree-shaded roofs can measure imperfectly. When a contractor's measured squares and an aerial report disagree, the honest resolution is to reconcile them on the roof, not to assume either side's number wins by default.

Second, walk the linear-foot lines against the house itself: drip edge on every eave and rake, valley treatment for every valley you can count from the yard, step and counter flashing where the roof meets walls and chimney. Third, check the per-each items: pipe boots, vents, and any skylights. Fourth, look for the modifiers and closeout lines: waste factor, steep or high charges if the roof warrants them, permit, and debris disposal.
