02 / THE CLIMATEWhy Michigan ages a roof on its own clock

A newer roof under warranty can often stay on the lighter annual schedule with confidence. A roof past fifteen or twenty years, or one that has already needed a repair or two, earns a shorter leash: at that stage an inspection is less about catching maintenance items and more about honestly estimating how much service life is left. A roof that has already been patched for a leak, that sits under overhanging trees, or that faces the prevailing wind on an exposed lot ages faster than the calendar alone would suggest, and deserves the twice-a-year cadence even if it is not yet past year ten. One more signal worth watching: your neighbors. Roofs installed around the same era, on homes built by the same developer in the same subdivision, tend to age on a similar timeline, since they share a construction date, similar materials, and identical weather exposure.
