Parapet Walls: Why the Wall Leaks Before the Roof Does

The parapet is the low wall that runs around the edge of a flat roof, and it is the single most common place a commercial roof lets water in. This guide explains why walls with weather on two sides fail before the field membrane, the four details that actually leak, and the interior tells that point at the wall rather than the ceiling.

Walk any flat roof that leaks and the odds are the water is coming in at the edge, not the middle. The field membrane, the wide flat expanse in the center of the roof, weathers slowly and keeps water out for decades. The parapet, the low wall that rises around the roof perimeter, is a different animal entirely. It is a wall with weather on two sides, capped by metal, wrapped in membrane at its base, and tied back to the main roof by details that all have to work together. Every one of those joints is a place water tries to get in, and the parapet stacks more of them into a few feet than any other part of the building. That is why, on nearly every low-slope roof we are called to for a leak, the trail leads back to the parapet, its coping, or the flashing where it meets the roof. 01 / THE EXPOSUREWhy the wall leaks before the roof does

Start with the geometry, because the geometry is the whole problem. The field of a flat roof faces one direction: up. It sheds rain, drains to the outlets, and the only thing it has to do is stay continuous. A parapet faces three. The top takes sun and rain straight down like the roof does. The inside face, toward the roof, holds a turned-up run of membrane called base flashing. The outside face is the building's exterior wall, exposed to wind-driven rain that never touches the roof at all. Water can attack a parapet from angles the field never sees, and it only has to win at one of them.

Then add movement. A parapet is a slender wall standing above the roofline with nothing bracing its top, so it moves more than the mass of the building below it. It expands and contracts with temperature, it flexes in wind, and on older masonry parapets it can lean and crack as the wall ages. Every bit of that movement pulls at the joints in the coping on top and at the membrane wrapped around its base. A seam or a sealant joint that would sit still on the flat field is worked open a little at a time on a parapet, because the parapet never stops moving.

THE ONE-LINE VERSION

A parapet is a wall with weather on three sides and no brace on top, carrying more joints per foot than anywhere else on the roof. It moves more, it is hit from more directions, and it fails first. Trace almost any flat-roof leak and it ends at the edge, not the middle.

02 / THE DETAILSThe four places a parapet actually leaks

Parapet leaks are not mysterious once you know the four details that carry the load. Nearly every one traces to one of these, and knowing which tells you a lot about the fix.

1. Open coping joints

Coping is the cap on top of the wall, usually metal, sometimes stone or precast. It is the parapet's umbrella, and it comes in sections with a joint between each length. Those joints are sealed with a cover plate and sealant, or by a slip-joint detail that lets the metal move. When the sealant dries and cracks, or a cover plate was never installed, every joint becomes a funnel pouring water straight down into the top of the wall. Coping joints are the number one parapet leak we find, because they are the detail most exposed to sun and movement and the one most often sealed with a bead of caulk that was never going to last.

2. Counterflashing terminations

Where the base flashing turns up the inside face of the parapet, its top edge has to be covered and sealed so water cannot run behind it. That cover is the counterflashing, and it is either let into a reglet cut in the wall or tucked under the coping. The termination, the very top edge where it all ends, is where water sneaks in when the reglet sealant fails, when the counterflashing was surface-mounted and caulked instead of let in, or when it was simply left too low. A termination that is not truly weathertight lets water get behind the base flashing, and once water is behind the flashing it is inside the wall.

3. Base flashing pulling loose

The base flashing is the membrane turned up the inside face of the parapet and bonded there, sealing the corner where the wall meets the roof. Over time the field membrane shrinks, and on a large roof that shrinkage pulls with real force at the base flashing, dragging it down and away from the wall. You see it as a flashing that has pulled tight, bridged the inside corner instead of sitting in it, or peeled at its top edge. A tented or released base flashing is an open door at the exact corner where water collects.

4. Through-wall and the masonry itself

On masonry parapets, the wall is not waterproof on its own. Brick and block absorb water, and old mortar joints let it straight through. A proper masonry parapet carries a through-wall flashing built into the wall to catch that water and drain it back out, but on many older buildings that flashing is missing, damaged, or was never there. When the coping leaks or the outside face soaks through, water saturates the wall and finds the inside from below, which is why a parapet leak often has nothing to do with the roof membrane at all.

03 / THE TELLReading a parapet leak from inside the building

Water is a poor witness. It rarely drips in directly below where it entered, because it travels along the deck, down the wall cavity, and across framing before it shows itself. But parapet leaks leave a signature that a mid-roof leak does not, and learning to read it saves a lot of guessing.

The tell is location. A leak that starts at the field or at a rooftop penetration tends to show up as a stain out in the middle of the ceiling, more or less under the breach. A parapet leak shows up at the edges: stains running down the inside of an exterior wall, damp corners where two outside walls meet, blistered paint or efflorescence at the top of a perimeter wall, and ceiling stains that hug the outside edge of the room rather than its center. When the damage tracks the outside walls and the corners, the parapet is the first suspect, not the roof field.

THE MISDIAGNOSIS THAT WASTES MONEY

The wrong move is to patch the roof membrane nearest the interior stain and call it done. If the water is entering at a coping joint or a counterflashing termination and running down inside the wall, a patch out on the field seals nothing, the stain returns with the next storm, and now two repairs have been paid for. Reading the interior tell correctly, edge and corner versus center, is what points the repair at the wall instead of the roof.

04 / THE STANDARDHow a parapet should be built to stay dry

None of these failures are inevitable. A parapet built and detailed correctly stays dry for the life of the roof, and knowing what right looks like lets you judge a repair proposal on its merits instead of its price.

The coping should shed water to the roof side, not the street side, so any overflow runs back onto the membrane rather than staining the building face, and its joints should be closed with a cover plate and a slip detail that lets the metal expand rather than a lone bead of sealant expected to stretch forever. On the roof side, the base flashing should turn up the wall to an adequate height, be fully bonded, and be fastened at its top edge with a termination bar rather than left to hold on adhesion alone as the field shrinks. The counterflashing above it should be let into a reglet or run under the coping so its top edge is genuinely protected, not surface-caulked. And on a masonry parapet, a through-wall flashing with weeps should carry absorbed water back out of the wall. Those are the details that separate an edge that lasts from one that reopens, and they are exactly what a real inspection checks, one joint at a time.

A coping joint sealed with nothing but a bead of caulk is not a detail, it is a countdown. The question is not whether it opens, only which winter.

05 / THE CLIMATEWhy Macomb County winters find every parapet joint

Michigan is hard on parapets in a specific way. A coping joint or a termination that is already a little open takes on water during a thaw, and when that water freezes it expands and levers the joint a little wider. Do that a few dozen times across a winter and a hairline gap becomes a real one. Freeze and thaw is a patient machine that works every marginal joint on the roof, and the parapet, with more joints and more exposure than anywhere else, feels it first.

It is also why parapet leaks tend to announce themselves in late winter and early spring rather than in the storm that caused them. Snow sits on the coping and against the base flashing, melt water finds the opened joint, and the stain appears inside weeks after the weather that widened the gap. Add the wind loading that a tall parapet catches, which can lift loose coping and tear at a released base flashing, and you have the recipe behind most of the perimeter leaks that surface once the snow finally comes off. 06 / THE FORKA joint to repair, or an edge to rebuild

A single failed coping joint, one loose section of counterflashing, or a short run of base flashing that has pulled loose on an otherwise sound roof is exactly what a repair is for. Reseat the coping and close the joint correctly, re-terminate the counterflashing into a proper reglet, or re-adhere and bar the base flashing, and there is no reason to touch the rest of the roof. Coping loose along an entire run, base flashing released everywhere the field has shrunk, saturated wall and wet insulation behind the perimeter, or masonry that has cracked and leaned past sealing, that is not a joint to patch, it is an edge to rebuild, and sometimes a roof to replace.
